Pre-Approval & Proposal

Connect with us as early in the project planning phase as possible. Collaborating with our team allows us to work with your architect, your general contractor and other vendors to find the best funding options. Your loan officer will collect your business plan, projections and other important documents to pursue a pre-approval. Pre-approval usually happens within one to two business days after all documents are obtained. Your loan officer will then issue you your proposal letter.

Underwriting & Closing

Underwriting begins after you’ve signed and returned your proposal letter. Your underwriter will work with our credit officers to secure final approval of your loan request. This process typically takes one to two weeks. If your loan request is approved, your loan officer will send your commitment letter detailing your loan terms and a hotel loan closing specialist and construction specialist will be assigned to your project. Our team aims to close loans within 60-90 days.

Post-Closing

Congrats – your loan has closed! Now comes the exciting part. Your hotel is finally starting to come to life. Your Live Oak construction specialist will coordinate all loan disbursements with your vendors to ensure the project stays on time and on budget. This allows you to focus on other aspects of your business and have confidence that your new hotel is making progress. This person will be by your side through every step of construction until completion.
